American Farmland Trust
2000 Pennsylvania Avenue NW, Washington, DC · West End / Foggy Bottom
After a national tenant rep firm left them without the attention they needed, AFT moved into a brand-new, fully furnished Class A space and saved $150,000 a year.
Where they started.
American Farmland Trust is a nationally recognized 501(c)(3) land conservation nonprofit. AFT was previously a tenant at 1150 Connecticut Avenue, in space that was old, inefficient, and made it difficult for them to rebuild their in-office culture post-pandemic.
After working with a national tenant rep firm and not receiving the attention they needed, AFT engaged Clarity and felt the difference immediately, including our understanding of how a tenant their size (7,965 SF) actually operates.
How we got there.
Their goals: a modern space employees would actually want to work in, high-end AV to support heavy conferencing needs, and reduced costs.
Clarity found space in a Class A building on a two-story “Townhall” amenity floor exclusive to tenants on that floor: four conference rooms seating 12 to 32 people with full AV and streaming, multiple phone rooms, and a café-style lounge.
What we achieved.
- 01Right-sized footprintBy leaning on shared amenities instead of building redundant space, AFT reduced its footprint without losing functionality: a $150,000 annual savings.
- 02Delivered brand-newThe space was delivered brand-new in a significantly higher-quality building.
- 03Fully furnished by the landlordFurnished at no out-of-pocket cost to AFT.
- 04Amenities includedA large rooftop terrace and amenity center, free for tenants to reserve.
Inside the result.
The Navajo Nation
A Washington office rebuilt to reflect the stature of the Nation's mission, with a full concession package, a rooftop conference room at no cost, and a seventh-year exit.
