Class A space at a discount, ten months of free rent, and a conference center the landlord built at its own cost so Doorways could lease less space.
Where they started.
Doorways for Women & Families, a 501(c)(3) nonprofit, was looking at a Class A building where other tenants were paying upper-$40s per square foot.
The entire 6th floor plate (~12,000 SF) was available, but Doorways only wanted to lease a portion (~8,500 SF).
How we got there.
Rather than have Doorways build its own conference room, Clarity negotiated for the landlord to build a shared conference facility in the remaining space, at the landlord's sole cost.
That let Doorways reduce its footprint and use the conference center at no additional cost.
What we achieved.
- 01Quality at a discountA $35/SF rent in a Class A building where other tenants were paying upper-$40s/SF.
- 02Full concession package10 months of free rent on top of the discounted rate, and a tenant improvement package to rebuild their space.
- 03A conference center, paid for by the landlordA shared conference facility built in the remaining floor space at the landlord's sole cost, available to Doorways at no additional cost.
- 04LocationThe building connects to the newly renovated Ballston Quarter, with direct access to dining, entertainment, and fitness.
Inside the result.
Greater Washington Partnership
A heavily competed assignment, won without a single pre-existing relationship, and closed at a rate well below what the building's anchor tenant was paying.
Where does your current lease stand?
Whether you are eighteen months from expiration, holding a renewal letter, or simply carrying more space than you need, a conversation with a principal costs you nothing.
