Why tenant-only matters

Most brokers answer to landlords. We never have.

Most large firms are compensated by landlords across their portfolios, which creates a standing incentive to protect those relationships, even while representing a tenant in an unrelated deal.

Clarity carries none of that exposure. We do not represent building owners, developers, or institutional investors, or provide building management services in any market. Every incentive in an engagement points toward securing our client the best available outcome.

Strategic partnerships

Hyper-local in Washington. Connected nationally.

Our home market is Washington. When a client's requirement reaches another city, we bring in tenant-side partners we know and trust there, chosen for the best fit for that client.

Many local tenant rep firms belong to a national referral network, with one assigned partner per city. That partner gets the business whether or not it is the right fit.

Clarity is not tied to any network. When a Washington client expanded to Charlotte, Atlanta, Seattle, and Bellevue, a Clarity partner flew to every tour, alongside local partners chosen for that requirement.

How we work

A four-stage process, tailored to local organizations.

A law firm with one office downtown needs a different process than a firm with seventy-five. Ours is built around the organizations that call Washington home.

STAGE I

Strategic Planning

Provides the facts and data points that will guide every decision that follows, and serves as the reference check throughout the engagement.

STAGE II

Evaluation of Options

Explores every viable path in an informed, creative, and analytical way, and culminates in a recommendation leadership can approve.

STAGE III

Execution & Analysis

Turns strategy into action: proposals, financial modeling, test fits, due diligence, and lease negotiation and execution.

STAGE IV

Post-Lease Management

Protects your interests well beyond signature: build-out oversight, critical date tracking, and ongoing operating expense review.

Every stage, activity by activity
Let's talk

Where does your current lease stand?

Whether you are eighteen months from expiration, holding a renewal letter, or simply carrying more space than you need, a conversation with a principal costs you nothing.
