A Washington office rebuilt to reflect the stature of the Nation's mission, with a full concession package, a rooftop conference room at no cost, and a seventh-year exit.
Where they started.
The Navajo Nation's D.C. office was outdated and inefficient, unable to keep pace with the high foot traffic and frequent guest visits the office regularly hosted.
Beyond the physical wear, the space lacked a clear identity or purpose. It no longer reflected the presence the Nation needed in the capital.
How we got there.
Given their strong ties to the location and the building, we identified an opportunity to relocate the Navajo Nation to a second-generation suite on the same 9th floor (9,174 SF).
Rather than working around an existing layout, we negotiated with the landlord to deliver a brand-new build-out, fully customized to the Nation's specific operational needs and designed to reflect the stature of their mission in Washington.
What we achieved.
- 01Full concession packageThe landlord agreed to cover furniture, cabling, and security, well beyond a standard build-out allowance.
- 02Additional tenant improvement allowanceAn extra $91,740 ($10/SF) specifically to offset move-related costs and give the Nation flexibility to purchase additional furniture, fixtures, or equipment as needed.
- 03Custom, flexible event spaceA large multi-purpose conference area with demountable partitions, reconfigurable into multiple room sizes for everything from small internal meetings to large-scale gatherings.
- 04Rooftop access at no costAccess to the building's rooftop Spire Conference Room at no cost for the entire term of the lease.
- 05Built-in flexibilityA termination option after the 7th lease year, protecting the Nation's long-term flexibility.
Inside the result.
Doorways for Women & Families
Class A space at a discount, ten months of free rent, and a conference center the landlord built at its own cost so Doorways could lease less space.
Where does your current lease stand?
Whether you are eighteen months from expiration, holding a renewal letter, or simply carrying more space than you need, a conversation with a principal costs you nothing.
